* The general rule of thumb when selling is to focus on items north of $50 and for items less than that put with similar items where together they equal north of $50.  This way it's profitable for you to sell just about anything regardless of price. 

* When downsizing it's important to remember how valuable your time is and the amount of time it takes to gather, research and clean items. You don't want to spend $20 worth of your time to make $15 worth of profit.

* Condition, Size and the amount of Time it takes to sell an item all affect the value of an item. 

* Inspect everything using all five of your senses.  Pets, Smokers, Moisture, even an Active Kitchen affect the value of your items and you will not notice this if you live in the estate. 

* Do not get emotional about family items.  Just because an item is priceless, does not mean it's expensive..

* Have reasonable expectations especially with large items such as couches or china cabinets in storage units.  Sometimes the best "value" for an item is not having to pay to hold on to it.   One of the biggest ways to lose money is to quickly throw everything into storage. 

* Never assume that something is not sellable.  Many folks unknowingly throw out valuables while thinking something passed down in the family is worth a fortune.
